Evaluating distressed real Estate and distressed markets has been at the forefront of most commercial real estate markets since 2006. For the past six years many parts of North America have seen significant valuation declines associated with supply/demand imbalances and lack of available capital. Many regions in the country are starting to see marked improvement in employment and even some gain in housing demand; other markets still appear mired in problems and as such there are mixed results. In fact, for certain property types and certain markets, property values are back on the rise - particularly for Class A properties in primary markets. Unfortunately, for many markets where unemployment remains high and for tertiary markets, distressed real estate prevails.
